Google me Please by Paul Henderson Remax Realtor Lacey Washington

On February 20th I wrote a post; And I'm the Slime Ball!. In this post I described how a FSBO seller came in to my listing and accused me and Realtors in general of being slime balls. This person told me of this YouTube video that told the true story about Realtors and why banks should be in real estate. I watched the video and posted on it.

I believe if Crystal L. Cox, owner/broker, had ever done a cross sale on a bank owned property or short sale, representing a buyer, her opinion of banks in real estate might be drastically different.

I was invited by Crystal L. Cox, by comment on my post, to research her real estate company and I did. In no way does she identify her company or state of origin in any of her websites or blogs. After looking her up, I sorted through the other agents named Cox and her company became easily found on the localsearch.com under real estate agents in Montana. She is the owner/broker of Ten Lakes Realty in Eureka, Montana. Eureka is a pleasant little town, the zip code population is 3819 and the population density 12.34 people per square mile (courtesy of USZIP.com). There are 10 real estate companies with Eureka Montana in their address.

She boasts of how highly rated (SEO) she is across the country, she is, but not for real estate sales. She is #1 in Realtor ® bashers in the United States by looking at Google. I went to page 12 on my search for her company and saw no match using "Ten Lakes Realty Montana" for my search.

Crystal also boasts of only taking a week to become a Realtor ®. It took me 20 minutes to walk into my local Board of Realtors and sign up. I believe she may be referring to the real estate exam process for the State of Montana. Each state is different in their criteria for licensing, some are a lot harder than others.

I believe that there are bad real estate agents in our industry, but in general I believe the good agents far outweigh the bad. It is far easier to lump all real estate agents and Realtors ® in one group and boast how they are all crooks and don't care about their clients. I don't deal in generalization; I sell houses, not Google Ads.

I do apologize to Ms. Cox for some of the comments about her website and YouTube video, it was petty.

I am glad you read ActiveRain posts Ms. Cox. It is refreshing to get both sides of an issue, isn't it?

Well, So much for my SEO dreams, I am one of the lucky few to be singled out by a hate monger in the disguise of a blogger.

I have found the dark side of blogging, that being, if you don't like what someone has to say, you smear them. You take quotes out of context and make your targets life miserable.

It all started innocent enough when I blogged about a women who happened to show up at my open house. The blog was called And I'm the Slime Ball! I made it public because the woman was so very anti-Realtor ® and told me she got her information from a woman on YouTube. I looked up the clip on YouTube and listened to woman's propaganda. The comments on my blog post were a little petty but this woman was attacking a ActiveRain member and at times we kind of stick together.

I let the woman in question comment on the blog post, not censoring her.
I researched, this woman who knew so much about Realtors ® and Banking, and the next day posted; Google me, please... because people had wanted to know more about her. She didn't like that one bit. If you read the comments, she wasn't happy. This all happened in mid to late February. I never gave her much thought after that.

My traffic was slowing on my websites and so I decided to do some simple Google searches to look at my page rank. OUCH!

My name was ranked #1 and #2 on page one under the following;

I have no Hate for Realtors. And I am in no way a ‘hate monger” - you sound so innocent Paul, you attacked Me hatefully, and I defend myself and Paul Henderson calls me a Hate Monger. And this seems to make sense to most of Paul Henderson’s Friends Here.

As far as SEO goes, when you attack someone who gets Internet Marketing like me, you are bound to end up in an SEO war. You should have learned more about me before you attacked. Also in this, when you step in the mud as you have, you can clean up your image, think about using a Search Engine Reputation Manager.

None of you are safe from online “attackers”, just do the right thing and you won’t have to worry about it. If what they are saying really is not true then your consumers will see through it. In my case it is true, Paul attacked me by name.

When you are attacked you need to fight back with truth and integrity. Paul was wrong to attack me and slam my video, my “learin” . Opinions are good, but slamming me the person was just wrong. So I defended myself and now he calls me a “hate monger”

Paul Slammed Me, He did a Post attacking me, he slammed the way I looked, the way I talked and what I was wearing. And I do a Post defending myself and I am accused of Hate.

Paul took me out of “context” yet accuses me of doing so. He sees one video, and looks at one of my sites and he attacks me. I defend myself and he accuses me of smearing him. Paul makes himself sound so innocent, he attacked me, he smeared me, I happened to find out and I defended myself. He did not just blog about a women who showed up at his open house. He slammed her, he slammed me, he made sexual inuendos about her ( “.She replied "Screw You!" I declined!) He behaved badly and yet now he does yet another post to somehow defend his Not So innocent actions.

My videos are NOT propaganda, they are Truth to me from what I have Personally experienced as a Realtor and as a Broker Owner. It is my story, my video, my experience that I am sharing and it is NOT propaganda.

Paul says “ The comments on my blog post were a little petty but this woman was attacking a ActiveRain member and at times we kind of stick together.” What does this mean, does this mean now that I am a member I have to agree with them?

Does this mean that “Realtors” stick together against consumers? It is ok for Paul to be “petty” and to admit that he was “a little petty” but If I defend myself I am accused of Hatred and of Character Assassination? I cannot believe that Paul Henderson of Remax in Lacey Washington attacked me, shot hatred, judgment and foul words my way and has the nerve to accuse me of Character Assassination when that is what he did to me, and He did it First… Shocking Behavior Paul, really…

Keep Whining Paul, let your clients, buyers, sellers and consumers know what your really made of. You did not remove that POST from Public View to Protect the supposed innocent, you removed it from public view in order to protect yourself. I had done a YouTube video with all those comments on it in the beginning and you knew this, so you knew that you were not protecting anyone by removing your “petty” remarks from public view. You don’t want your potential paychecks to be jeopardized by people seeing what you said about that FSBO or how you attacked me.

You say you “let me comment“, without censoring me, gee thank, but censor away, I have lots of my own blogs to post on, I don’t need you to let my comments stay, go ahead and hide them Paul, throw a rug over the Truth.

Paul said he never gave me much thought, funny, I was number one for his name an hour after he attacked me. Hew did a post called Google me Now, And it took him a long time for his OUCH! He should be proud of his words, say what you mean, mean what you say, right Paul Henderson?

Anyone want some SEO tips, email me at Crystal@CrystalCox.com and Paul STOP yammering about me, apologize, do the right thing. Find that FSBO and apologize. Stunning what the Power of the Internet can do, and guess what FSBO’s don’t need Realtors to get on top of the search engines. You all need to get internet marketing to really sell for your real estate consumers, protect your online identity and to create your brand outside of your Franchise and Outside of the Association of Realtors. The Internet is hear to stay, it is ok for you to speak your mind, but it is also ok for those ATTACKED to defend themselves.

Don’t hang up on your dreams Paul, just buck up, admit you were wrong, give me a break, leave me alone, do the right thing by your consumers and don’t trash talk FSBO’s. I never said Realtors are Slime, she did.. But you attacked me.

I suggest you STOP Publicly (members only is still publicly) attacking Me Paul. Please STOP attacking me and then accusing me of attacking you.

Now this new Post as well as the Old Post is Going on RealtorSucks.com (this way Paul won't have to OUCH!! months after the fact) today. I have thousands of websites, I did not take over your name, I simply wanted to defend myself, I was gentle. I have a Right to defend from self. When your attacked online by name as YOU attacked me, it is best to defend yourself as I did.

Tip: If you want it to go away, and want good SEO then why are you still attacking me in a public forum. Do you know what a Stat Counter Is. Do you know I can see what is going on … and I simply must come to my own defense.

I am telling the Truth according to what I have experienced, your FSBO used the Slimeball word, not me. I had nothing to do with you specifically until you attacked me. My videos though I don’t dress or talk well enough for you folks here, they are based on what I personally have seen as a Broker Owner, they are not to attack you and especially by name. This attitude is exactly what your Consumers write me about everyday, I don't have perfect grammar so what, I do what I can. I speak the truth.

It is best to deal with these situations directly, getting a bunch of incoming links won't work if some really was a hate monger, which I am not. Someone targeting your name in the search engines can simply advertise in Adwords and pay to be on top if they want to.
My search is organic. If the other people commenting, most of them were not joining in the attack on my language skills and my attire and the way I say Real A Tor, then this "hatred" toward me would not have escalating. My beef is with NAR and I had not directly attacked any of you, yet some of you still found it wise to talk trash about me.

Caren Wallace telling me I am delusional, I am telling the truth. And she wants me to have therapy and an English Course, I am simply telling my experience, why the need to put me down over and over.

I may not be a grammar genious or dress or talk the way you need me to but so what, that give you the right to put me down. I would rather be a Hillbilly Broker that don't talk right, and gots me some learning to do then to be someone who puts down a total stranger the way you lovely "Realtors" are doing here.

I am obviously VERY good at what I do, whether I dress the part or not. I also looked at Rudy's blog and he has quit ReMax and is looking for a Broker Owner, he says I am full of Bull. All the while shameless plugging his Real Estate Marketing sites to get the Realtors to market with him. Good One.

Joe Pryor says, "This fanatic is mad because you don't mirror her extreme ideas.", I don't need anyone to agree with or mirror my ideas, they are not ideas, they are TRUE experiences in the Real World of Real Estate. I do not have a grudge, I have experience sto share that will better the real estate consumers life by knowing. Dedra Lipscomb says I crossed a line in posting a video about what you folks said. So it is ok for you to say it, but not for me to talk about you saying it. If you trash talk me, no problem, but if I post a video saying that you did then I crossed a line. There is something wrong with that picture. Paul Henderson Lacey Washington - the Infamous Slime Ball Post on Active Rain

I was talking to a FSBO, (for sale by owner) who was wondering why Realtors were such Slime balls. It was nice that they dropped by my listing to ask. I asked why am I a slime ball, I had never even talked to this woman before. She said that her friend had showed her this YouTube video and then she had gone to this broker's website.

I told this woman that if she believed everything that appears on the internet, why is your house still for sale? It's because Realtors are restricting the market and making their houses so much more appealing to the public (I call it advertising.)

This woman claimed that Realtors had stolen all her for sale signs she had posted on the street corners directing people to her house. How did she know it was a Realtor that had stolen her signs? She said because who else would do it? I pointed out, if her house was located within the city limits of certain towns that sign ordinances were in place and the public works department collected signs that were out of compliance.

I don't want to drive more traffic to this woman on YouTube or her website but if you want to see some true propaganda look her up. If you want to subscribe, for $75 per year, you can learn all sorts of information about our industry. I also included her blog, for all the dirt. (I've seen shorter infomercials!)

I hated to break off this debate but I was waiting for my clients and really didn't want this person dragging my clients off with her tales of fantasy. I did ask her, if I brought her a qualified buyer, what she was offering in the way of commission. She replied "Screw You!"
I declined!

Hatred - SEO - Bloggers.. who Me ?

the Realtors have found me, so they are coming to take a look at what they call hatred, when really what I am doing is sharing the truth with the Real Estate Consumer.

Kind of Makes you Wonder what they say about You, the Real Estate Consumer. My Blogs are not SEO - Hatred, my real estate whistleblower blogs are to educate the Real Estate Consumer on the Truth about the Association of Realtors. Most NAR members do not get the Truth, they simply do what their Franchise or the Association tells them. Most actually believe that it is best for you to use a Realtor, I have personally seen lawsuit and situations over many years that prove otherwise. My mission is not impress the Realtors, they never even noticed my blogs until a FSBO told one of them, that is how good the National Association of Realtors teaches Realtors about the Internet.

NAR gives technology classes that push their sites and their technology so that they make more money. They are not working in your best interest.

I defend myself against Paul Henderson’s attack on me at ActiveRain and I am called a Hater, using SEO to Promote Hate ? No, I use SEO to market FSBO’s for $50 a year instead of thousands of thousands of dollars. I use SEO to educate the Real Estate Consumer. And my Sites are NOT about Hate they are about the Truth. I am really glad for the consumers thought that at least the Realtors know the word SEO, I have been at this for 4 years and WOW the Realtors wake Up... Talk about your Sleeping Giant.

Sallie Mae - Watch Your Back - the Lenders are Coming in for another Swing.

Fannie Mae, Sallie Mae.. this stuff sure seems like an illusion to me.

The Headlines Read, "Sallie Mae to add 2,000 jobs to US in 18 months". So I guess this means 2000 jobs will be created that will hire people to give out loans to keep you in debt.

The Article Read,

"RESTON, Va. – Sallie Mae said Monday that it will bring 2,000 jobs to the U.S. within the next 18 months as it shifts call center and other operations from overseas.
The move is welcome news to the country's jobless, whose numbers have climbed
past 13 million.

"The current economic environment has caused our communities to struggle with job losses. They need jobs, and we will put 2,000 of them into U.S. facilities as soon as we possibly can," Chief Executive Albert L. Lord said in a statement.

Aside from call center positions, the nation's largest private student lender will be looking for individuals to fill information technology and operations support roles.

Sallie Mae runs facilities in 20 U.S. locations including Lynn Haven, Fla.; Fishers, Ind.; Wilkes-Barre, Pa.; Killeen, Texas and Newark, Del.

And if the turnout for jobs at its Delaware operations center is any indication, Sallie Mae should brace for a large number of applicants for the new crop of positions. A job fair hosted by the Reston, Va.-based company in December for the Delaware site saw more than 800 attendees and at least 2,300 more apply online. The lender said at the time that it planned to hire 1,100 workers for the facility by the end of 2011.

Sallie Mae, also known as SLM Corp., has more than 8,000 U.S. employees. It manages $180 billion in education loans and serves 10 million student and parent customers.

Shares of Sallie Mae rose 46 cents, or 8.6 percent, to $5.81 in premarket trading."

Creating this many jobs in the lending industry is not for the people, it is to keep you "under thumb", why not grants, FREE education, why enslave the parents - the students with this debt. And at the same time create the illusion of jobs. Sallie Mae is pretty much running on your money anyway. It is funny how you have to pay interest to borrow your own money.

Headline says 2000 jobs, but not until "by the end of 2011". How can this even be NEWS of any kind in the Spring of 2009. Who Cares.. what about Now. They talk about jobless rates as if they are coming into the rescue, Sallie Mae is no part of stopping this economic collapse.

I particular like this statement, "The current economic environment has caused our communities to struggle with job losses." It is is as if the Lenders, the Government, the Realtors and all who played a part in the Economic Collapse are innocent. They are regrouping to take another swing at you. Sallie Mae is a lender, you borrow against you house and anything that you can in order to get your kids through college, Sallie Mae Helps you... NOT.

The Economic Environment did not cause the job loss, the lenders, the secondary market, the mortgage brokers, the Realtors did. The huge issues of real estate double and tripling over the last decade, and lenders knowingly allowing loans for over the "real value" and the Realtors data led to Mortgage Brokers and Appraisers in on the ride, and then the loans were SOLD in the secondary market, and this was a very HUGE part of Wall Streets financial woes. The "value" was an illusion and the lenders let it happen again and again, "values" falsely rose and rose and Duh, Collapse.

Read Confessions of a Sub-Prime Lender or Diary of a Mortgage Broker and know that the Lenders knew they were allowing loans to go through at 10% and more above the value they knew a property to be. No one was looking over their shoulders, no one was and no one is policing them. In my neck of the woods Mortgage FRAUD is legal, I am a real estate Broker Owner, I have told the Montana Banking Division, the Dept. of Justice, the FBI and no one cares. But where do you think the Lenders got their SOLD data that they based those loans on, it was from the REALTORS MLS and no one watches that data to make sure it is accurate. No one even tries, not even a little.

Realtors, NAR, is still trying to Pretend they are Part of the Solution ..

Why Doesn't the National Association of Realtors just sit down and shut up. They are coming to your rescue, more like NAR is pretending to in the media and the arepushing their "political clout" - "political agenda" on your law makers to take action that really is not best for the real estate consumer.

Pretty much all buyers are looking online for what you have to sell, and the Realtors are in direct competition with you. If you sell as a FSBO the Realtors Loses and you have more protection.

On the Side of the Realtor, NAR Member - You Lose

The National Association of Realtors will stop at nothing to make sure that you have to use a member of the National Association of Realtor, hence a “Realtor” in your real estate transaction.

Realtors Lobby in Washington D.C. constantly to keep you down, to make sure they are needed and to ensure that laws are passed that “are in your best interest” only these laws are directly against the real estate consumer for the benefit of the Realtor. They push for laws to make sure they keep their hands in your real estate transaction. They control your data, your sale, have their hands in your mortgage laws and more.

If Realtors, Even Real Estate Agents want to cut real estate costs and to use the power of the Internet to market and sell real estate in a way that makes it cheaper and safer for you, the National Association of Realtors will squeeze them out. Those giving you better service for cheaper money online, and emailing often to keep you involved - the State Boards want them to go away. The Realtors, convince these boards that it is your best interest or force them to change the State Laws by pressure, money and political power.

The National Association of Realtors has convinced the State Lawmakers to make your “Real Estate Brokerage” have an office to be ready to write a contract. With the Internet this is ridiculous but State Law makers such as a letter I just got from the Idaho Real Estate Commission, they are making it Mandatory to be Available in person, ridiculous when the buyers are on the Internet.

But it is simply a way to keep the Big Boys, the Franchise and the National Association of Realtors in business a bit longer until the Real Estate Consumer wakes up and realizes that they have once again been duped.

I Don’t understand how the National Association of Realtors can convince lawmaker to make laws that are no where near “legal” or based on your constitutional rights, but oh well the National Association of Realtors owns your real estate transaction and as long as you use a Realtor, you keep them in business. This stuff affects you and you are left way out of the loop.

Using your State and Federal Laws against you is a favored past time of the National Association of Realtors and they are just getting started on the biggest battle in all this. So you will see new laws and real estate licensing mandates pop up left and right in hope to stop Real Estate Agents like me who charge $50 a year for you to market yourself vs. those National Association of Realtors Offices in your town which charge 6 or 8 percents, treat you badly, have forms for you to sign that protect them and not you and have insurance to protect them from you - even if they lie outright.

What is the definition of being “available” well 24 - 7 on the Internet is not what they have in mind. They want your real estate agent ready to receive and write contracts at any time. This is in no way best for the real estate consumer, they Real Estate Commission, say in Idaho, pretends it is best for buyers and sellers if we have full time staff, but in the world of the Internet it is not best. It costs you more.

You Deserve Better then you are getting. Let you State Real Estate Commission, Board of Realty Regulations or whatever they call the governing body in your state that you won’t stand for this anymore. The National Association of Realtors pushes lawmakers, they have lots of money and they do not information the public or give you a right to choose, and your State and Federal Lawmakers do what Realtors want.

They do this either to Shut them up or if the National Association of Realtors has actually convinced them that is in the consumers best interest. I have read documents, some are posted at www.SavvyBroker.com that show where E and O Insurance Companies and the National Association of Realtors convince State Boards to make E and O insurance Mandatory, they Flat Out lie at these meetings with states like E and O insurance is, in part to protect the consumer and in part to protect the “Realtor” from “frivolous lawsuits”.

I have experience with the kind of “frivolous lawsuits” Realtors are protected from and this means that if you lose your home, life savings or have serious issues with your property that they sold you, oh well, they can legally lie and the E and O insurance will protect them.
Even though they pretend to be for consumers as well when at your State Realty Board Meetings, they email me a Broker Owner and Tell me that my E and O insurance is “not intended” to protect my clients.

NAR is gearing up to make sure that you have to use them… they will get laws changed, control your state and federal real estate governing bodies and will be all about creating Revenue for Realtors and not about Protecting you At All as a Real Estate Consumer.

They say that being a NAR member is not mandatory, but they block non-members at every turn in the road. Forms yes, MLS, but also the bigger issues. They want the Dept. of Justice to think that Real Estate Agents can do business without being a Realtor and that we choose to be a NAR member because it is of a higher standard, but this is in No Way True, we have few choices left even as a Broker Owner. And the National Association of Realtors owns and controls your State Real Estate Regulators... You Lose.

"What is being lost in all the noise surrounding the mortgage bust are the parties that I believe are truly responsible for the whole thing: real estate agents (Realtor.)

I make no bones about it, I have hired five realtors in my life and will never again, mostly because in my experience they did two - and only two - things:
r
1) They listed my house in the MLS database, and
r
2) Showed up at closing to collect their check.

The MLS (Multiple Listing Service) is the national database used by all realtors to list properties for sale and to find properties to buy. When you sell your house the realtor you hire puts your house on the MLS and then another realtor hired by a buyer finds the listing and then shows your house to the buyer.
r
If the buyer buys your house, the two realtors split a 6% (nominal) commission based on the selling price of your house. So, in effect, the only function the realtor serves is to put your house in the MLS and then sit back and wait for it to sell. Now, I am oversimplifying the situation a bit - there are good, very hard working realtors that actually earn their commissions.

In my experience, however, I have a 100% hit rate on a sample size of 5, and this suggests that the overwhelming number of realtors falls into the class of “get-rich-quick-lazy-ass.”
rThis justifies my placing realtors as a whole into the sub-genus of homo sapiens that falls just below lawyers on the list of complete wastes of skin. In fact, they are a blight on humanity - producing nothing yet sculpting the legal system so that they are covered regardless.
r
And, as I shall discuss, are the hit-and-run con artists of the information age, and, frankly, need to go away.
r
To begin, let’s go over a “common” real estate transaction. The core of the transaction is the transfer of title. In essence, the buyer is buying the title to the property owned by the seller. The title is a document that says who owns the real property.
r
Contrary to common belief, the property is the land that the house sits on (the “real” estate) and not the house, which is actually listed as an “improvement” on the land and arguably is temporary, especially in the light of Hurricane Katrina.
r
What the buyer is most interested in is receiving a “clear” title. This means that not only does the seller own the property, but has a legal right to sell it, and there are no liens (bank, tax, government, etc.) or other claims to the land (muddy or disputed inheritance, Native American burial grounds, or what have you.)
r
The whole purpose of the Title Company is to insure that the title is clear, and so if Sitting Bull shows up at your doorstep one day saying that you are squatting on his land, and you end up leaving or paying a penalty, then the Title Company is on the hook because today - at closing - they are guaranteeing that the title is “clear.”
r
You, as the buyer, are paying for that title insurance, but it’s a small price to pay in consideration of what you’re insuring.
r
Typically there are five parties to the real estate transaction: The buyer, the seller, the title company, the seller’s realtor and the buyer’s realtor. The title company is impartial - it does not care what the property is selling for, or even if it’s worth what is being paid, they are only there to guarantee clear title and the facilitate the transaction.

Of the remaining four parties - and this is the kicker - three of them have a vested interest in seeing to it that the buyer pays the absolute highest price possible for that property.
Read that last sentence again.
r
In other words, 75% of the people involved want the buyer to get screwed. The seller wants the most he can get for his property, certainly. The realtors each receive a percentage of the selling price as a commission. So, when the buyer hires a realtor they cannot expect them to ever say the words “You’re paying too much for this house.”
r
Realtors will say they have “experience” and will “guide you through” etc. etc.
r
This is in the same meaning as the butcher having experience slaughtering lambs, and guiding the lambs down the primrose path to said slaughter.
r
So, let’s examine this fact in light of the current mortgage mess. The basis of it all is that people paid too much for their houses. Period. And did any of those realtors who “guided” those buyers into those transactions ever suggest that they were paying too much?
r
Not bloody likely. It’s about as likely as any one of us putting super unleaded into a rental car. So, sure, pay twice what the house is worth or ever will be worth - I’ll take my 6% and go home, and when the world comes crashing down around your ears - I’ll be just fine.
r
And I think that’s the crux of this whole mess. The people who caused it - through greed or ignorance - and probably both - have made their money and walked away, leaving the rest of us to clean up - with our tax dollars.
r
So, where is Obama with his almighty “accountability” banner? Saying “watch my hand” while he lets the real perpetrators of this mess get off scott-free.
r
The fix? As usual it’s obvious but will never be implemented:
r
1. Hold realtors accountable. If a “client” ends up in a bad transaction, the realtor should be culpable or at least actionable. Also, every person that is in default on their mortgages now should be given the right to sue their realtor for malfeasance.
r
2. Cap real estate prices at 150% of their average assessed values over the prior five years. It’s amazing how home owners will fight to the death to keep their assessed values as low as possible while hyping up the selling price.
r
If you insist that your house isn’t worth as much as the market says it is, then the market should adjust its numbers, no?"
