NAR says that it is Choice, but really if you don't join you have to come up with forms, you don't get access to the secret MLS Cartel Data, and the REALTORS boycott your real estate for sale.. so you pretty much have to join.

Pending Home Sales Rise for Record Eight Straight Months

"Washington, November 02, 2009

Pending home sales rose again, marking eight consecutive monthly gains – the longest streak since measurement began in 2001, according to the National Association of Realtors®.
The Pending Home Sales Index,* a forward-looking indicator based on contracts signed in September, rose 6.1 percent to 110.1 from a reading of 103.8 in August, and is 21.2 percent higher than September 2008 when it stood at 90.9. The gain from a year ago is the largest annual increase on record, and the index is at the highest level since December 2006 when it was 112.8.

Lawrence Yun, NAR chief economist, said the momentum is understandable. “What we’re witnessing is a rush of first-time buyers trying to beat the expiration of the tax credit at the end of this month,” he said. “Home values will stabilize sooner rather than over-correcting. That, in turn, will mean wealth stabilization for the vast number of middle-class families and lay the foundation for a durable economic recovery.

Housing Tax Credit Working, So Keep Momentum Going, NAR Urges Congress

"Washington, October 20, 2009

Consumers are just starting to see the first glimmers of a bright future for the housing market and the overall economy. It’s up to Congress to make that glimmer a reality by building on the momentum created by the $8,000 home buyer tax credit.

One of the key ways to do that is for Congress to extend the home buyer tax credit, said National Association of Realtors® First Vice President Ron Phipps today to the Senate Banking, Housing and Urban Affairs Committee during a hearing on “The State of the Nation’s Housing Market.”

“The data on the present home buyer tax credit show that the credit has had its intended impact—sales have jumped in recent months to a projected 5.1 million for the year and housing inventory has been trimmed, thus stabilizing home prices noticeably,” Phipps said. He also pointed out that each home sale generates approximately $63,000 in additional economic activity, providing a tremendous economic boost to the national economy.

“But it is a fragile recovery, and now is the time to build on home sales momentum by extending the tax credit throughout 2010 and expanding it to all home buyers,” he said. The present credit, due to expire on November 30, cannot help new purchasers now who write a contract today—they won’t be able to close before the deadline, and will lose out on the credit, said Phipps. “Without congressional action now, the market and our national economy may freeze again—possibly as soon as this month.”

Phipps called upon Congress to take action on a number of additional fronts to strengthen the recovery. First, make the FHA and Fannie Mae/Freddie Mac loan limits permanent; these are set to expire on December 31. “Maintaining current loan limits would ensure that families have access to low-cost financing to purchase homes and can refinance problematic loans into safer, more affordable mortgages,” Phipps said.

In addition, Congress should continue federal government involvement in the secondary mortgage market. “Without the government’s involvement in the secondary mortgage market, market participants will have no incentive to reach out to lower income, creditworthy consumers. We must ensure that the housing market works in all markets and at all times, and that mortgage capital is provided to all potential and qualified purchasers in a way that promotes sustainable homeownership,” said Phipps.

Congress must also adequately address:

• The lack of liquidity in the jumbo mortgage market;

• Tight credit in the commercial real estate market;

• The Home Valuation Code of Conduct’s unintended side effects that are hindering sales;

Increased funding to help FHA upgrade their technology and for Congress to ensure that funding be included in the final version of the FY2010 appropriation for HUD;

• Administration incentives and uniform procedures for speeding short sales under a new Foreclosure Alternative Program; and

• The potential for significant spikes in interest rates or disruptions to the flow of mortgage capital as the Federal Reserve unwinds the mortgage-backed securities purchase program to ensure that this does not happen.

This Tax Credit Thing, Well it seems good to Many, but really it is just a NEW way to gt buyers into bad loans. These Credits are used as down payments in some cases right, so the lender uses this illusion as a way to say hey buyer you have this NOW let's get you into that house. This way lenders can get some of those foreclosures off the books and NAR can start fabricating statistics that the HOUSING market is getting better when in REAL-ity, houses are going for 50% if that, many banks cannot even give houses away.

Will Realtors ever Be held Accountable? When will the Great Real Estate Hoax Stop? When You Wake Up.

Folks Real Estate Consumers harmed by Realtors are not being heard. Really, they are turned away at the local association of Realtors Everywhere. I have not gotten reports out of country yet but from what I am hearing it is not just in the several Association of Realtors I have belonged to.

And most of the Time it is NOT the rookie agents, the sales agents doing this major harm, it is the Brokers, the Managing Brokers - the Brokers in charge and the local association will NOT hear other broker owners if their star BROKER is acting illegally, unethical or fraudulent and they will in No way hear the Real Estate Consumer.

in Many cases I have seen and heard of it is the President of the local Realtor association who is a Broker that has done the harm, committed the fraud, lied to the consumer and the Local Association of Realtors turns the consumer away, they Say oh he would not do that or we will NOT TAKE YOUR COMPLAINT!...".

And the Consumer in turn has No where to Turn, no one will hear their Complaint, no one is listening and if it does get into the hands of a Real Estate attorney well then your really in trouble - the Realtors E and O insurance kicks in and the Real Estate Lawyer is afraid of it .. bigtime and they are looking for the quickest way to line their pockets and treat you as the Criminal when you are really the Real Estate Victim.

So where does a Real Estate Consumer turn when Realtors treat them so badly? And again ALL Realtors are in no way bad, but that is irrelevant. If the bad Realtors are let to do as they please and there is no accountability at NAR for them.. then how can a "Good Realtor" protect you from them. these Big shot Brokers know that NAR at any level will do nothing so they do as they please. And the Real Estate Consumer is left with no real rights.

Why do Realtors, Brokers have so much they can legally do but they are not really trained to do, they are just set lose on the Real Estate consumer and are NOT held accountable, as if that is not bad enough NAR claims to Be the voice of Real Estate and of a "Higher Standard" on top of it. Oh and don't forget those Realtors are BETTER slogans because of their Fancy, Fake, Fraudulant Code of Ethics.

I say the real estate consumer has no way in the current system to beat the Realtor or to hold them accountable so you must EXPOSE them. NARcasting the Future of U.S. Housing Prices: July 2009

This week, the National Association of Realtors (NAR) provided their latest estimate of annual existing home sales for 2009 revising their 2009 total year sales forecast down to 4.885 million units.
Of course, their chief economist, Lawrence Yun, and current president, Charles McMillan, continue their handiwork carefully spinning the notion of a stabilization in the national housing markets while simultaneously promoting the idea that federal legislation to standardize the home appraisal process is required to maintain any real stabilization…
“First-time buyers also are being drawn off the sidelines by the $8,000 tax credit, which is helping to absorb inventory. However, the increase in sales is less than expected because poor appraisals are stalling transactions. Pending home sales indicated much stronger activity, but some contracts are falling through from faulty valuations that keep buyers from getting a loan.” Yun said.
“To maximize the potential for a housing recovery and subsequent economic recovery, we need realistic appraisals that are based on proper comparisons and done by a local specialist,” McMillan said.
For those of you that don’t recognize it… this talk is the simple framing of an appeal (through RPAC the Realtor political action committee) for action from the federal government to contrive the procedures used to conduct fair-market appraisals of residential real estate.
In an effort to put their absurd bias into perspective I compiled all their existing home sales forecasts for 2007, 2008 and now 2009 into a chart along with a list of prominent quotes supplied with each forecast."
